Opportunity Summary 

1031 Capital Solution is an investment company that specializes in securitized real estate investments, primarily for clients executing 1031 exchange transactions. We have offices in San Marcos, San Francisco, Portland, and Seattle and have completed nearly $200 million in real estate investments of behalf of our clients over the past year.

Opportunity Learning Outcomes 

We are currently seeking a Financial Analyst Intern to review and report on various securitized real estate investment deals. All the information needed for the analysis will be found in the respective Private Placement Memorandum, which will be provided to the Analyst. Information that must be extracted from the offering materials and reported in an “Investment Summary Sheet” includes market strengths and weaknesses, facts related to the tenant(s) and leases, cash flow, loan to value, and other debt-related details, cash reserves, assumptions, and more. We will provide a template for the report and training on where to find the information in the offering materials. By the end of this internship the student will have learned how to read and summarize complex investment memorandums (regarding DSTs, UPREITs, and other Funds/Trusts), better understand the relationships between clients, qualified intermediaries, and broker-dealers, and will have strengthened their understanding of current market conditions.

Opportunity Training 

Students will receive the same initial training that all Financial Analysts at this company receive. This includes advanced Microsoft Excel training (how to use Excel VBA with Macros) as well as fundamental analysis training using past PPMs. Initial training culminates with the student creating an offering summary using past investment opportunity materials.
